On-Site Team

An on-site team manages local property operations, resident needs, and community-specific follow-through in multifamily housing.

Definition

An on-site team is the group of property staff who work at or directly serve a multifamily community. They typically handle day-to-day needs such as resident communication, leasing support, maintenance coordination, local issue resolution, and community-specific knowledge. In centralized operating models, the on-site team often works alongside central teams while staying responsible for tasks that require local context or in-person follow-through.

Example

A resident submits a maintenance request for a leaking sink. The on-site team reviews the request, coordinates technician access, provides progress updates, and follows up with the resident after the repair is complete.

Why it matters

On-site teams are often the closest to residents, prospects, vendors, and the physical property. Clear definition of their responsibilities helps operations leaders balance centralization with local expertise, route work correctly, and maintain a consistent resident experience across communities.
