Property Bank Account

A property bank account holds property-level funds such as rent and operating cash, helping teams separate, reconcile, and control money by property.

Definition

A property bank account is a dedicated bank account used to hold money tied to a specific rental property, such as rent receipts, operating funds, or owner-provided working capital. It helps keep property funds separate from a management company’s own operating money and may sit alongside separate accounts for items like security deposits. In multifamily operations, it is a key part of property-level accounting, payment tracking, and reconciliation.

Example

A resident’s $1,500 rent payment is deposited into the property bank account on the 1st of the month. If the payment later fails for non-sufficient funds, the team updates the payment status and removes the $1,500 from the property account during reconciliation.

Why it matters

Property bank accounts help operations leaders maintain clean separation of funds, reduce commingling risk, and support more accurate property-level reporting. They also make it easier for accounting teams to reconcile deposits, failed payments, security deposit activity, and owner funds across a portfolio.
