Property Inspection

A property inspection is a structured review of a multifamily property’s physical condition against defined standards or checklist items. It may cover units, common areas, buildings, or specific turn-related steps, and it is typically documented with status, assignees, findings, notes, photos, and follow-up work. In operations, inspections are used to identify deficiencies, track completion, and support decisions such as repairs, resident charges, due diligence, or final turn approval.

During a unit turn, a supervisor schedules a move-out inspection using a standard checklist. The technician documents damaged flooring and an appliance issue with notes and photos, then follow-up work orders are created so the repairs can be assigned and tracked before the final inspection.

Property inspections help operations leaders standardize how teams assess asset condition, reduce missed repairs, and keep unit turns and common-area work moving. They also create documentation that can support accountability, resident charge decisions, capital planning, and visibility into inspection progress across properties.
