Definition

A property management company is an organization that oversees rental real estate operations for an owner or portfolio. In multifamily, this typically includes leasing, resident communication, rent collection, maintenance coordination, financial reporting, and compliance. A company may manage properties for outside owners as a third-party or fee manager, or operate communities it owns as part of a vertically integrated organization.

Example

A multifamily owner hires a property management company to run a 300-unit apartment community. The company staffs leasing, coordinates make-ready work after move-outs, collects rent, tracks work orders, reports financial results, and manages resident renewal offers.
