Property management firm

A property management firm operates real estate for owners, handling leasing, maintenance, rent collection, compliance, and reporting.

Definition

A property management firm is a company that operates and oversees real estate for an owner, often handling day-to-day work such as leasing, rent collection, maintenance coordination, and financial reporting. In multifamily, the firm may manage apartment communities at scale, including resident services, common-area upkeep, compliance, and owner reporting. When the firm manages properties it does not own, it is often described as a third-party management company.

Example

A multifamily owner hires a property management firm to run a 250-unit apartment community. The firm manages leasing, coordinates maintenance turns, collects rent, communicates with residents, and provides monthly operating reports to the owner.

Why it matters

For operations leaders, the property management firm is the organization that turns ownership goals into daily execution. Its processes affect resident experience, vendor compliance, maintenance speed, financial performance, and the consistency of operations across a portfolio.
