Prospective resident

A prospective resident is someone considering renting at an apartment community, often before signing a lease.

Definition

A prospective resident is a person who is considering renting an apartment home in a community. In day-to-day multifamily operations, the term often refers to someone who has inquired, toured, or applied but has not yet signed a lease. Prospective residents may also be called prospects during leasing and follow-up workflows.

Example

A renter tours a one-bedroom apartment, asks about parking and pet policies, and says they may move in 60 days. Until they sign a lease, the leasing team treats them as a prospective resident and follows up with helpful answers and next steps.

Why it matters

The prospective resident stage is where leasing teams build relationships, answer questions, and help renters decide whether the community is a fit. Clear tracking and consistent follow-up help operations leaders manage demand, reduce missed opportunities, and connect leasing activity to occupancy goals.
