Third-party manager

A third-party manager runs apartment properties for outside owners under a management agreement that defines services, fees, and authority.

Definition

A third-party manager is a property management company that operates apartment communities for owners that are separate from the management firm. The owner and manager typically set the scope of services, fees, and decision authority in a property management agreement. This is different from an owner-operator model, where the property owner manages its own assets directly.

Example

A multifamily owner hires a third-party manager to operate a 300-unit apartment community. The management agreement defines what the manager is responsible for, such as day-to-day property operations, and what decisions require owner approval.

Why it matters

Third-party management affects who has authority to change staffing models, workflows, budgets, and shared-service structures. For operations leaders, clarity on the owner-manager agreement is essential before rolling out changes such as centralization, because both the owner and operator may need to agree to changes in how work is performed and charged.
