Protected Class

A protected class is a group of people legally protected from housing discrimination because of characteristics such as race, color, religion, sex, national origin, familial status, or disability. Federal fair housing law sets these baseline categories, and state or local rules may add others, such as source of income, age, military status, marital status, sexual orientation, or gender identity. In multifamily operations, the term applies across advertising, screening, leasing, renewals, accommodations, and resident communications.

A multifamily operator reviews its leasing workflow to confirm that every applicant is evaluated against the same written screening criteria and that staff do not treat applicants differently because they have children, request a disability accommodation, or use a housing voucher where source-of-income protections apply.

Protected classes define where housing providers must avoid unequal treatment and where even neutral-looking policies can create fair housing risk if they disproportionately affect protected groups. For operations leaders, this affects policy design, staff training, applicant screening, marketing language, accommodation handling, documentation, and audits.
