Real Estate Investment Trust

A REIT owns, operates, or finances income-producing real estate, including apartments, and ties property operations to investment performance.

Definition

A Real Estate Investment Trust (REIT) is a company, trust, or association structured under tax rules to own, operate, or finance income-producing real estate. In multifamily, a REIT may own and manage apartment communities as part of an investment portfolio, and many large REITs have publicly traded shares. REITs are commonly evaluated through property performance measures such as revenue, operating expenses, occupancy, and NOI.

Example

A multifamily REIT owns apartment communities across several markets. Operations leaders may compare renewal rates, maintenance costs, delinquency, and NOI across those communities to decide where to adjust staffing, capital projects, or leasing strategy.

Why it matters

REITs connect day-to-day property operations with investor expectations and asset value. For operations leaders, this makes consistent reporting, expense control, resident retention, and income performance especially important across the portfolio.
