Real estate syndication is an investment structure where multiple investors pool capital to buy and operate a property. In multifamily, a sponsor or general partner typically finds the deal, arranges financing, manages the business plan, and oversees operations, while limited partners provide passive capital. The structure often includes defined return expectations, reporting requirements, and a planned refinance or sale decision.

Example

A sponsor raises capital from limited partners to acquire a 200-unit apartment community, hires or oversees the property management team, funds renovations, tracks leasing and maintenance performance, and reports results to investors each quarter.

Why it matters

For multifamily operations leaders, syndication affects how decisions are made, who receives performance reporting, and how closely day-to-day results tie to investor expectations. Occupancy, rent collection, maintenance costs, capital projects, and NOI can all influence whether the ownership group meets its business plan.
