Rent Special

A rent special is a temporary leasing incentive, also called a concession or move-in special, used to encourage a prospect to sign a lease or a resident to renew. It may include free rent, discounted rent, waived fees, a reduced deposit, or another limited-time benefit. In operations reporting, the special should be reflected in effective rent, not just the advertised asking rent.

Example

A community has several vacant two-bedroom units that have been on the market longer than expected. The leasing team offers one month free on a 12-month lease for those specific units, records the concession in the lease file, and tracks the impact on occupancy and effective rent.

Why it matters

Rent specials can help teams address vacancy, lease-up pressure, or soft demand, but they also reduce revenue if used too broadly or for too long. Operations leaders need clear rules for when specials start, which units qualify, how they are advertised, and how the revenue impact is measured.
