Rental demand is the number of households in a defined market that are likely to rent available apartment homes. It is shaped by household growth, population trends, affordability, renter preferences, turnover, and local market conditions. For an operating property, demand often shows up in occupancy, exposure, inquiry volume, tour activity, and how quickly available units lease.

Example

A 300-unit community sees more inquiries and signed leases in late spring while its 60-day exposure drops. The operations team responds by prioritizing make-ready work, adjusting marketing spend, and reviewing rent and concession decisions against current occupancy and upcoming availability.
