Rental housing

Rental housing means leased residential homes or units, including apartments, scattered-site rentals, affordable housing, and market-rate communities.

Definition

Rental housing is residential housing occupied by residents who lease rather than own the home or unit. It can include single-family rentals, small multifamily properties, apartment communities, affordable housing with income or rent limits, and market-rate housing without those restrictions. For operators, the term covers both the physical housing stock and the operating work needed to lease, maintain, and manage it.

Example

A multifamily operator may manage a rental housing portfolio that includes a 200-unit market-rate apartment community, a 40-unit income-restricted property, and several smaller scattered-site buildings, each requiring leasing, maintenance, renewals, and compliance workflows.

Why it matters

Rental housing is the broad category that shapes staffing, maintenance planning, leasing strategy, compliance needs, and performance reporting. Operations leaders need to understand the mix of rental housing types in their portfolio because different structures, locations, and affordability requirements create different service demands and risks.
