Smart Thermostat

A smart thermostat is a Wi-Fi-enabled thermostat that can be programmed, monitored, and adjusted remotely. In multifamily operations, it may also support scheduling, energy-use tracking, alerts, and centralized visibility across units or common areas. Compared with a basic programmable thermostat, the key difference is connectivity and the ability to support automated workflows.

During a unit turn, the maintenance team sets the thermostat to a make-ready mode so the vacant apartment stays within approved temperature limits without running HVAC unnecessarily. When the resident moves in, the thermostat is switched to occupied settings and can be controlled according to the community’s resident-access policy.

Smart thermostats matter because heating and cooling affect utility costs, resident comfort, maintenance workload, and asset performance. For operations leaders, the value is not just remote temperature control; it is the ability to apply consistent vacancy rules, spot HVAC issues earlier, reduce unnecessary after-hours escalations, and support energy-efficiency goals across a property or portfolio.
