Unit Turnover

Unit turnover is the process of preparing a vacant apartment for the next resident, including inspection, repairs, cleaning, and readiness checks.

Definition

Unit turnover is the process of moving an apartment from one resident to the next after a move-out. It usually includes inspection, cleaning, repairs, painting or touch-ups, and final checks before the next resident moves in. In many teams, the physical preparation work is also called a make-ready or turn.

Example

A resident moves out on Monday morning. The team inspects the unit, creates work orders for damaged blinds and a leaking faucet, schedules cleaning and paint touch-ups, and marks the apartment ready once the final inspection is complete.

Why it matters

Unit turnover affects vacancy days, maintenance workload, vendor coordination, and the resident move-in experience. Tracking turn time and readiness dates helps operations leaders spot delays, control costs, and keep leasing promises aligned with actual unit availability.
