Unit mix is the breakdown of apartment types in a multifamily property, such as studios, one-bedrooms, two-bedrooms, and three-bedrooms. It describes both the number and percentage of each unit type within the total property. Operations teams use unit mix to understand demand, pricing, occupancy risk, and how the property serves different resident needs.
Example
A 200-unit community has 20 studios, 100 one-bedrooms, 70 two-bedrooms, and 10 three-bedrooms. The operations team reviews this unit mix before setting renewal targets, planning turns, and comparing vacancy trends by floor plan.
Why it matters
Unit mix affects leasing strategy, rent potential, staffing workload, turn planning, and exposure to shifts in resident demand. If one floor plan type is consistently vacant or turning faster than others, operations leaders may need to adjust pricing, marketing, renovation priorities, or service planning.
