A work order issue is the specific problem type or category selected for a maintenance work order, such as an HVAC, plumbing, appliance, or common-area issue. It helps turn a resident report or internal request into a structured task with the right description, expected duration, specialty, role, and related asset details. In multifamily operations, it is a practical way to classify work so teams can route, schedule, and track repairs more consistently.

Example

A resident reports that their air conditioning is not working. The site team creates a work order and selects HVAC / no cooling as the work order issue, adds the unit location and description, estimates the repair time, and routes it to a technician with the right specialty.
