HVAC stands for heating, ventilation, and air conditioning. In an apartment community, it refers to the equipment and airflow systems that heat, cool, ventilate, and help control indoor comfort in units and common areas. Common HVAC components include air handlers, blowers, ductwork, vents, refrigerant lines, evaporator coils, and outdoor condensing units.

During spring preventive maintenance, a maintenance team inspects each vacant unit’s HVAC system, replaces filters, checks airflow at supply registers, clears debris around outdoor condensing units, and creates work orders for units that are short-cycling or not cooling properly.

HVAC affects resident comfort, maintenance workload, utility costs, equipment life, and make-ready timelines. For operations leaders, clear HVAC processes help teams prioritize preventive maintenance, coordinate technicians and contractors, reduce emergency calls during peak weather, and plan capital replacements more accurately.
