Lead conversion measures how prospects move from inquiry to tour, application, or lease, helping multifamily teams improve funnel performance.

Definition

Lead conversion is the movement of a prospective renter from one leasing stage to the next, such as from inquiry to tour, application, or signed lease. Teams often express it as a percentage, such as signed leases divided by total leads, or track smaller steps like lead-to-tour and tour-to-lease. In multifamily operations, it shows how well marketing, follow-up, and leasing execution turn renter interest into occupancy.

Example

A community receives 200 leads in a month. Of those, 80 book tours, 40 start applications, and 20 sign leases, so the community’s lead-to-lease conversion rate is 10%; the team can then review where prospects are dropping off between inquiry, tour, application, and lease.

Why it matters

Lead conversion helps operations leaders find bottlenecks in the leasing funnel, compare performance across communities or marketing sources, and focus coaching or follow-up where it will have the most impact.
