Pre-assembled housing

Pre-assembled housing is housing built partly or fully in a factory, then transported to the property site and assembled on a foundation. In multifamily, this can mean complete modules, panels, or building components that become permanent apartments once connected on-site. Permanent modular buildings are generally built to the same local building codes as other buildings in that jurisdiction, not to the manufactured-home HUD chassis standard.

A multifamily developer uses factory-built apartment modules for a new 120-unit community. Site teams prepare the foundation and utilities while the modules are produced off-site, then coordinate crane placement, final connections, inspections, and lease-up planning once the units are assembled.

For operations leaders, pre-assembled housing affects how new assets are inspected, handed over, staffed, and maintained. Understanding the construction method helps teams plan warranty tracking, maintenance training, replacement-part standards, and resident move-in timing before the property opens.
