Workers' Compensation

Definition

Workers' compensation is insurance that provides medical benefits and wage replacement when an employee is injured in the course of employment. In multifamily operations, it commonly applies to employees such as maintenance technicians, on-site managers, leasing agents, groundskeepers, and other staff. It is separate from general liability insurance, which generally addresses injuries to tenants, visitors, or property damage rather than employee injuries.

Example

A maintenance technician falls from a ladder while repairing a light fixture in a common area. The property's workers' compensation coverage helps pay eligible medical costs and lost wages related to the on-the-job injury.
